Sometimes it can be difficult for the untrained eye to tell just how serious a given problem with their home might be. It is especially true when it comes to issues with the foundation upon which it sits.
In addition to the fact that many homeowners aren’t sure what warrants a minor repair and a major repair, some inexperienced or even unscrupulous contractors may tell them the problem is a lot worse than it is. In the case of a basement leak, how can you be sure just how serious it is?

What is the Difference Between Structural and Non-Structural Foundation Cracks?

The best way to determine whether or not you should call a professional is to diagnose the problem. When it comes to issues with non-structural cracks, there is no reason why a competent around-the-house handyperson shouldn’t be able to take care of it. However, for structural foundation cracks, that’s when it’s time to bring in the experts.

Repair From the Inside or Outside?

In the case of a non-structural crack, there are two ways to fix it; from the inside or the outside. The fact of the matter here is that most times, the interior option is better. With nothing more than a simple crack injection, you can take care of the problem.
It is worth noting that there are a few specific instances where an exterior repair may be the right way to go.

Times an Outdoor Repair is Called For

The time and cost of removing and replacing the walls and furnishings of the interior are prohibitive. This may include wood paneling, built-in bookshelves, or even a brick fireplace.
When excavation work will be required anyway. Examples include repairing a bowed wall and adding or repairing exterior drainage systems.

In most other cases, an interior repair is usually the best choice.

Benefits of Indoor Leak Repair

– It is Less Time Consuming
The effort involved in removing soil, any outdoor structures, as well as avoiding power and drainage lines makes outdoor repair much more involved.

– It is a Less Costly Repair
All of that extra effort that goes into an outdoor repair also costs more money.

– It Can Be Performed in Any Weather
When performing an indoor repair, it doesn’t matter what the temperature or soil condition is outside. You can take care of the problem anytime. However, exterior repairs aren’t possible in the rain or when the ground is frozen.

– It Locates the Source of the Problem
When the problem isn’t visible from the inside, you can never be certain exactly where the leak is coming from.

– It Addresses Voids and Cracks in the Wall
Exterior repairs only patch the problem from the outside. The same conditions that led to the issue in the first place will return.

– It Is Safer
Whenever you take on a chore that requires excavation, there is always the possibility of a mishap or accident.

For any problem other than a simple repair, or even if you need help determining the difference between structural and non-structural cracks, give our professionals a call as soon as you can. These issues should never be ignored.
